Our Teamwork Program is simple. You contact us with information about a motivated home seller, we make an offer, then we pay you $500.00 cash if we decide to move forward with buying the property. We’re looking to buy six to ten properties per month, so this is an incredible opportunity for you to make some serious cash!

* Motivated Home Sellers *
For us to turn a lead into a successful purchase, we need to be dealing with a highly motivated home seller.
What are motivated sellers? Well, they’re homeowners who need to sell quickly for one of several reasons:
1) They’re having difficulty making their mortgage payments: This is a big reason people may need to sell. While finding these people isn’t obvious, some indicators are delinquent taxes, bankruptcy, and houses in great disrepair. What happens if they continue to not make their payments? The bank forecloses, they lose their home, and they’re thrown into a world of financial trouble. Their best option may be to sell and sell fast.
2) They’ve inherited a home they do not want or cannot afford: Often the best solution for heirs of an estate that contains property is to liquidate the property quickly. This is simply because cash could help them more than suddenly owning an extra house.
3) They’ve recently divorced and want to sell: No one plans on getting a divorce but, unfortunately, situations can change. Often, the house becomes the responsibility of one individual who cannot make the payments by him/herself.
4) They’re moving and need to sell fast: Work or family situations cause people to have to move in a hurry. In this case, selling quickly is usually essential.
5) Their house simply won’t sell: Many sellers see their houses sit week after week, month after month on the market with little interest. When their agreement expires with their listing agent, they’re forced to figure out what to do next. Just listing it again is a costly and poor decision.
6) They’re tired landlords: Many landlords who have dealt with a series of problem tenants are simply fed up with the headaches and ready to sell their properties.
7) They own a vacant house: Houses can be vacant for many reasons, and we’ve found that owners of these houses are often willing to negotiate a sale.
The very best lead you could submit is one where the owner is in one of the above categories, has a lot of equity in the property (equity is the difference between the market value of the property and the amount the owner owes on his/her mortgage), and needs to sell right away.

* Finding Motivated Sellers *
You may already know of friends or family members who we could help. Great! Let us know today! But because we all have a limited number of friends and family, we have to do some work to find other leads.
There are different methods of finding these properties that we can turn into win-win situations. The key is MARKETING. There are a lot of highly motivated sellers out there, but they just don’t know whom to call! So simply getting the word out is key. It is easier to let a motivated seller find you than for you to track them down. But for them to find you, you first have to get the word out.
So how do we do that? Here are some ideas:
1) Flyers: These are a fantastic (and inexpensive) way to spread the word. There was a link to a flyer included in your welcome email. Feel free to print it out as many times as you’d like. Use neon paper (orange, yellow, or green) that draws attention from a distance. Hand it out to neighbors, post it at public bulletin boards, drop it off at laundromats, bus stops, coffee shops, etc.
2) Business Cards: These you can pass out to everyone you meet, leave them at restaurants, put them in your bills that you send off when you pay them, etc. You can print out your own or use a service like www.vistaprint.com. The message on the cards should be similar to the message on the flyer. Remember that all it takes is one card to make you $500.00.
3) Bandit Signs: You’ve probably seen them driving down the road. They are the ones that say something like “WE BUY HOUSES” or “STOP FORECLOSURE.” These signs work very well. They cost around $1-$2 each depending on where you buy them and how many you buy. There are a lot of companies that make these signs. Here are a few online sources:

Many online sites require a minimum amount (50 or 100), so you can check with local sign shops if you want less.
The most effective signs are 18” x 24” plastic corrugated and hand-written. You want a simple message such as “I’LL BUY YOUR HOUSE TODAY! CASH!!” or “SELL YOUR HOUSE FAST” and a phone number. They should have a white or bright colored background and dark lettering. Make sure the phone number is big enough that people can read it as they drive by. The signs should be placed near intersections, where people have to slow down or stop.
You should also draw a map and keep track of all the locations of your signs. Check with the city/county before putting them out. In most areas, you can put them out Friday evening and take them down Sunday evening.
4) Print Ads: These are ads that you see in the local newspaper. Again, they say something like:

These ads work, but they can get a little pricey.
5) Internet: Websites such as craigslist.org, foresalebyowner.com, and backpage.com have motivated sellers posting their houses all the time! If you find a property that we may be interested in, find out as much information as you can then submit the lead to us.
6) Direct Mail: This is mailing to a list of people who are behind on payments and are in the pre-foreclosure process. You can get a Notice of Default (NOD) list from the county courthouse or from a title company. The problem with NODs is that every other investor is also mailing to them so you have to be really creative. If the homeowner is receiving 100 letters from investors, yours will have to stand out enough for them to not only open it, but also read it and act on it. If you plan to do direct mail we will provide you with a sample letter.
You can invest as much as you’d like into marketing – from little or nothing (internet, flyers, and business cards) to a significant investment (a major direct mail campaign). Marketing is your only expense, but it is an investment with strong potential for great return.
There are many, many ways to locate motivated sellers. The key is to get creative!
* Submitting Leads *
** This is the important part ** To let us know about motivated sellers we may be able to help, visit our Teamwork Program website and click the “Submit Property” link. There’s a simple property submission form for you to fill out. The more information you can provide, the better.
Page two of the property submission form will allow you to upload photos of the property. Photos allow us to more quickly assess the general condition of the property and determine a strategy for moving forward. Generally, it speeds up the entire process and allows us to pay you sooner!
After submitting a property, you’ll receive an email verification of your submission, as well as follow-up emails as we review the lead and update its status.
* Unsuccessful Leads *
For various reasons, we do not move forward on every opportunity you bring us. In these cases, either the seller isn’t truly motivated or we could not agree to terms, so the deal doesn’t work. That’s okay, it happens all the time and there’s nothing you or we can do about it. The more sellers you bring to us, though, the better the chance of success.
In each case, you’ll be updated on the status of the lead, and we’ll try to provide you with as much information as possible on why the deal did not work.
* Getting Paid! *
Again, we will pay you $500.00 for each lead that you submit if we decide to move forward in purchasing the property. We process payments on the first of every month, so you do not have to wait a full 30 or 45 days until closing.
If you provided your PayPal address when you registered, we will send your payment online via PayPal. If not, we will mail your payments to the address you provided.
* Your Commitment *
As a member of our Teamwork Program, we hope to build a long-term, mutually beneficial relationship with you. However, you are under no obligation and can quit at any time. Try applying for a normal job and having an opportunity like that! We just ask that if you feel the program is no longer for you, please contact us to let us know.
