You will lock up the deal with a non-refundable deposit of half up front, with the balance due at closing. Note: if something happens in the deal that will prevent you from receiving a free & clear title (not subject-to deals, those are different, more on those later), you will receive both a) a complete refund and a sincere apology, and b)the first phone call whenever the title issue is cleared up, so if you still want it, it's yours.
